An owner of land can lose ownership of the land by being removed from the land or by discontinuing possession and allowing someone (a squatter) to enter and occupy the land. The squatter has to actually be in exclusive possession of the land and intend to possess the land as a true owner. Previously the law allowed 12 years to pass before the squatter could claim ownership but this has now changed to 10 years plus an application to the Land Registry for registered land. The court and the First Tier Tribunal (Property Chamber) can now hear these cases.
